Anita U. Nelson, M.B.A.

Chief Executive Officer

Anita Nelson became the Chief Executive Officer (CEO) of SRO Housing Corporation in August 2003. She has over thirty years of diverse experience working in the for-profit and non-profit sectors.

Joseph Corcoran

Director of Planning and Housing Development

Joseph Corcoran joined SRO Housing Corporation in April 2004 as the Director of Housing Development. He has over 40 years of extensive experience in Architecture, Construction, and Affordable Housing Development.

Bernadette Wong

Director of Accounting and Finance

Bernadette Wong joined SRO Housing Corporation in December 2021 and has dedicated her career to managing the financial operations of various non-profit organizations in Southern California. With over 30 years of experience working in the non-profit sector, she has expertise in strategic financial planning, development, and oversight for federal and private grants and contracts. Her decision to join the staff at SRO Housing Corporation was influenced primarily by her affinity for the mission and the desire to improve the lives of homeless families in Los Angeles County. As Director of Accounting and Finance, Bernadette is responsible for supervising the overall accounting and financial reporting functions.

Alfonso R. Trujillo, CPM®, CCIM

Director of Property Management

Alfonso R. Trujillo, CPM®, CCIM, is a seasoned Commercial Real Estate Executive and Affordable Housing Advocate whose leadership spans over a decade in asset management, public-private partnerships, and value-driven development. As former Director of Property Management at the Cesar Chavez Foundation, and now serving at SRO Housing, Alfonso has demonstrated a deep commitment to aligning real estate strategy with community impact—bringing housing and essential services to underserved populations. He holds a Bachelor of Science in Business Administration with an emphasis in Finance from California Polytechnic University, Pomona, and a Master of Science in Social Entrepreneurship from the Marshall School of Business at the University of Southern California. His graduate experience at USC sharpened his ability to integrate social equity into the fabric of real estate strategy.
Alfonso is also a Certified Property Manager (CPM®) and a Certified Commercial Investment Member (CCIM), designations that reflect his expertise in maximizing property performance and guiding sound investment decisions. Today, he continues to drive innovation across diverse property portfolios while advancing inclusive growth in the communities he serves.

Monica Guthrie-Davis

Director of Supportive Services and Programs

Monica Guthrie-Davis joined SRO Housing Corporation as the Director of Supportive Services and Programs in July 2018 and has over 23 years of success-driven experience with program development, design, and management of low-income and homeless populations in housing and service delivery.

She is the former Vice President of Programs & Services at the Weingart Center Association, overseeing a 600-bed emergency and transitional housing program on Skid Row. She started her career with United States Veterans Initiative, Inc. (U.S. VETS) in 1994, serving as a member of AmeriCorps, President Clinton's Domestic Peace Corps. This experience opened her eyes to the issues of homelessness, especially on Skid Row. Every decision she made from that point was to strive to solve homelessness among all populations. After completing 10 months of AmeriCorps service, she joined the U.S. VETS team permanently as the Director of the Outreach and Legal Advocacy Program until 2006. She worked as the Chief Operations Officer with the Solutions Alcohol & Drug Recovery Foundation to launch a Drug Medi-Cal and Behavioral Modification program for youth in the foster care system in 2007. In 2010, she became the Programs Unit Manager for the Los Angeles Homeless Services Authority (LAHSA), a Joint Powers Authority for the Los Angeles County Board of Supervisors and the Los Angeles Mayor and City Council overseeing contracts for chronically homeless and single adults, including specialized areas of substance abuse, mental health, and domestic violence. Before her career in homeless services, she worked on Capitol Hill in Washington, DC, for eight years for two members of Congress, then-Senator Albert Gore, Jr. (TN) and former Senator Christopher J. Dodd (CT) as Scheduler.

Ms. Guthrie-Davis received her Bachelors in English, with a concentration on Literature, from Tennessee State University in Nashville, TN. Other accomplishments include being one of four Leads for the Skid Row Coordinated Entry System (CES) Pilot Project and presenting the results to the 2013 Home for Good Convening (United Way Greater Los Angeles) , which went on to be the model for Los Angeles County. She was also the recipient of the Unsung Hero Award at the 2001 National Coalition for Homeless Veterans Annual Conference in Washington, DC.

Wanda Shrewsberry

Director of Human Resources

Ms. Shrewsberry joined SRO Housing Corporation in December 2015 as the Director of Human Resources. Ms. Shrewsberry served the Skid Row community for 18 years with the Union Rescue Mission of Los Angeles, working in various capacities, including women’s and children’s programs, as well as serving on the senior leadership team as the Director of Human Resources. She was also the Director of Operations and Human Resources for Big Brothers Big Sisters of Greater Los Angeles, an organization committed to changing the lives of at-risk youth for the better, and forever, by matching them with mentors.
